If you own a short-term rental or vacation property in Southwest Florida, you already know that the transition out of snowbird season is one of the most important cleans of the year. Your last winter guests just checked out. Your first spring or summer guests are booked. And between those two moments is a window that can make or break your reviews.
A between-seasons deep clean is different from a regular turnover. It's not just sheets and dishes. It's the reset that undoes months of accumulated wear — the kind that regular guests don't notice in the moment but absolutely mention in a review.
Here's the complete checklist, along with the things most rental owners miss.
Why Between-Seasons Matters More Than Any Single Turnover
Regular turnovers — the quick cleans between back-to-back guests — maintain a baseline. Between-seasons deep cleans restore it. In SWFL, that distinction matters because the winter rental season is hard on a property. Seasonal guests are often in their 60s and 70s, they cook more than average travelers, they stay longer, and they use every inch of the home. By late March, the accumulated effect is real even if nothing is visibly wrong.
On top of that, you're heading into Florida's warm season — the months when humidity and heat turn small messes into bigger ones. Whatever you don't address in April, you'll find amplified in June.
The Between-Seasons Rental Checklist

Kitchen — Go Deep
Empty all cabinets and wipe interior surfaces — crumbs accumulate in corners and attract pests
Degrease stovetop, oven interior, and hood filter — winter cooking leaves residue that bakes in over summer
Clean behind and underneath the refrigerator; vacuum the coils if accessible
Wipe all cabinet fronts, handles, and drawer pulls — oils from hands build up visibly over a season
Descale coffee maker and kettle — hard water deposits are a real issue in SWFL
Replace or deep-clean sponges, dish brushes, and any cleaning tools guests leave behind
Sanitize sink drain and garbage disposal
Bathrooms — The Review-Maker or Breaker
Scrub grout lines in shower and around tub — mold starts here and guests notice it immediately
Remove and soak shower heads in descaling solution — they get clogged with mineral deposits over time
Wipe down all tile walls top to bottom, not just the visible zones
Clean behind and under the toilet — including the floor where the base meets the tile
Check caulk lines around tub and sink; note any areas that need re-caulking
Wash bath mats in hot water and inspect for wear
Restock toiletries, tissue, and any guest amenities you provide
Bedrooms — Guest Comfort Baseline
Wash all bedding on hot, including mattress pads and pillow protectors
Vacuum mattress tops — use an upholstery attachment and don't skip this step
Wipe down all furniture surfaces including nightstands, dresser tops, and mirror frames
Clean under beds — this is where dust and lost guest items accumulate
Empty and wipe out dresser drawers if guests use them
Check and clean closet rods, shelves, and floors
Inspect lamps and ceiling fan blades — dust accumulates visibly and guests look up
Living Areas
Deep vacuum all upholstered furniture — cushions, under cushions, and the crevices between them
Wipe down all remotes, switches, and high-touch surfaces with disinfectant
Clean baseboards and door frames — these show wear by the end of a season
Dust blinds, shutters, and curtains — consider laundering curtains if they've been closed most of the season
Clean ceiling fans with a damp cloth on low speed to capture dust rather than spreading it
Wipe down all sliding door tracks — they collect sand and debris in SWFL
Outdoor Spaces & Lanai
Sweep and hose down lanai pavers or concrete — pollen and organic matter builds up fast in spring
Wipe patio furniture and inspect for mold on cushions
Clean pool cage screen frames if visible mold or algae is present (or schedule a soft wash)
Check and clear any debris from outdoor grills, furniture storage, or sheds
What Most Hosts Miss (And Guests Always Notice)

Tops of ceiling fans — guests see this from the bed, not from standing height
Inside the microwave door seal — splatter accumulates in the rubber gasket
TV screens — fingerprints and dust are very visible in a dark room
Window tracks and screen frames — SWFL guests open windows and notice the state of the tracks
The space between the stove and countertop — crumbs and grease fall in here and are almost never cleaned
Behind and under small appliances — the coffee maker, toaster, and air fryer all leave residue around them
A note on reviews: In our experience, the single biggest trigger for a 4-star instead of a 5-star review is not the property itself — it's a cleaning detail the previous cleaner missed. One grout stain, one greasy stovetop, one dusty fan. Guests are paying hotel rates and expecting hotel standards. A thorough between-seasons reset gets you there.
